CommunityWorks North Dakota has been awarded a $1 million federal grant through the Federal Housing Finance Agency to rehabilitate a multi-family housing complex in Rolla, North Dakota.
The grant, made available through the Federal Home Loan Bank’s Affordable Housing Program (AHP), will allow CommunityWorks to significantly renovate Sandlot Apartments, a 47-unit facility housing fixed-income seniors and qualifying families.
CommunityWorks North Dakota, which is part of Lewis & Clark Development Group, acquired the complex back in 2022, adding it to LCD Group Property Management’s portfolio.
Providing essential housing to Rolla and the region
LCD Group Multi-Family Housing Director Paulette Paulson says Sandlot Apartments provides critical housing to the Rolla area.
“Dozens of families have a home in Sandlot that they may otherwise not have,” said Paulson.
“As we all know, rural housing options are limited. Individuals on fixed incomes are especially left out. CommunityWorks is making a difference for these residents and, for that matter, the Rolla area.”
Located in Rolette County, along the Canadian border, Rolla has a population of approximately 1,200. According to the 2020 Census, approximately 16 percent of families and 19.4 percent of the city’s population were below the poverty line, including 35.6 percent of those under age 18 and almost 11 percent of those age 65 or older.
Grant will make a significant difference
The AHP program provides funds for the purchase, construction, or rehabilitation of rental housing where at least 20 percent of the units are affordable for residents with incomes at 50 percent or less of the area median income.
LCD Group Executive Director Brent Ekstrom say the grant will allow the group to modernize apartments, make structural updates, and make certain units ADA compliant.
“One million dollars is a significant investment for any property. It will make a significant difference for Sandlot and the community of Rolla,” says Ekstrom.
